Getting started

01Where should I start if I only have an idea?+

Start with a conversation about the property, what you want to change and what matters most. We can identify whether the useful first step is feasibility, concept design, property research, cost planning or consent advice.

02What are preliminary services?+

Preliminary services bring together feasibility, property information, architectural design, Revit development, cost planning, detailed documentation, consultant coordination and the consent pathway.

03Can you help before I have plans?+

Yes. An early brief, photographs, sketches or examples of spaces you like are enough to begin. The first stage is about turning those ideas into a clear and workable direction.

04Can you take over a project that already has plans?+

Usually. We first review the drawings, approvals, consultant information and design status to confirm what is complete, what remains useful and what may need further development.

05Can I engage Stable Group for only one stage?+

Yes, subject to the project scope. Some clients begin with feasibility or concept design; others need consent documentation, consultant coordination or a review of work already prepared.

Design & documentation

01What is the difference between concept plans and consent drawings?+

Concept plans explore layout, form and the main design decisions. Consent drawings develop the selected design into coordinated technical information appropriate to the proposed work and consent pathway.

02Will I be able to see the design in 3D?+

Yes. Stable Group develops projects in Autodesk Revit, allowing plans, elevations, sections and three-dimensional views to be developed from the same coordinated model.

03Can the design change after the first concept?+

Yes. Design refinement is expected. Changes are generally easier to assess during concept design than after engineering and detailed documentation are advanced.

04Do you coordinate engineers and other consultants?+

Yes. Depending on the property and scope, this may include structural, geotechnical, civil, surveying, planning, drainage, fire or weathertightness specialists.

05Can you work from old or incomplete house plans?+

Possibly, but their accuracy needs to be checked. Where reliable plans are unavailable, the existing building can be measured and modelled to create a sound base for design.

Costs & estimates

01How are design and preliminary-service fees calculated?+

Fees depend on the project scope, complexity, existing information, site conditions and specialist requirements. A written proposal defines the agreed work before it begins.

02What does the $5,500 + GST consent application deposit cover?+

Stable Group’s currently advertised Consent Application Deposit is $5,500 + GST. The project-specific proposal confirms what is included, what information is already available and which council, consultant or specialist costs are additional.

03Are council charges and consultant fees included?+

Not automatically. Council fees, specialist reports, engineering, surveying and other external services are identified separately in the proposal where they are required.

04Can cost planning help test the design budget?+

Yes. Cost planning tests the developing design against a realistic project budget and shows where scope, specification or priorities may need refinement. It remains an estimate rather than a builder’s final quotation.

Pre-construction coordination

01What does Stable Group’s project management cover?+

Stable Group coordinates the agreed pre-construction scope: design development, consultant information, cost decisions, consent progress and approved-document handover.

02Is project management the same as being the builder?+

No. Stable Group manages the agreed design and pre-construction pathway. The appointed builder remains responsible for construction delivery, site management, safety and the building contract.

03Can Stable Group work with my chosen builder?+

Yes. We can bring relevant builder input into costing and design-development decisions, then provide the coordinated approved documentation for your selected construction team.

04When is builder input useful?+

Builder or Quantity Surveyor input can be valuable once the concept is developed enough to assess scope and cost. We coordinate that input without allowing it to replace the architectural design process.

05What if the design changes after consent?+

A change affecting consented work may require revised drawings, consultant input or a formal amendment. Stable Group can assess and coordinate the documentation under a separately agreed scope.

06Can Stable Group introduce a builder?+

Yes. Once the design and consent information are sufficiently developed, clients can use their own builder or ask for an optional introduction to Neda Builda.
