Coordinated documentation for council
Building consent is more than a set of plans. The application needs coordinated architectural information, the right specialist inputs and a clear response to the Building Code requirements that apply to your project.

Before detailed documentation
Stable Group develops the architectural documentation, identifies the specialist reports likely to be required and coordinates the application through council. We also manage requests for clarification relating to our drawings and work with the relevant consultant where specialist evidence is needed.
Council has a statutory processing period for a complete application, but the clock pauses when further information is requested. Early coordination helps reduce avoidable questions; it cannot guarantee approval or a fixed elapsed timeframe.

Explain the importance of inspections, records and close-out information for the later Code Compliance Certificate.
Current consent deposit
This is a deposit, not a statement of the total project or council cost. The project-specific proposal will confirm what is included and identify additional council, consultant or documentation costs.

No. Cosmetic and some low-risk work may be exempt, while structural, plumbing, weathertightness, fire-safety and substantial alteration work commonly requires consent. The proposed work should be assessed before the design is committed or physical work begins.
For a complete application, the statutory processing period is up to 20 working days. If council requests further information, that clock pauses until the information is supplied. Design and consultant preparation occur outside that period.
No professional should promise approval. Our role is to identify likely requirements early, prepare coordinated information and manage the application carefully.
Not automatically. Council fees, specialist reports and external services are identified separately in the project proposal where they are required.
A CCC is council’s confirmation that it is satisfied the completed work complies with the approved building consent. It is applied for after the work is complete and the necessary inspections and records are available.
